Does your house need underpinning ?
The first signs to look for are:
External:
- Cracked brickwork
- A gap between the window edge and the brickwork
- Brick piers are out of level or cracked
- The soffit has gaps in the joins or the beading has gaps in the mitre joints
- Internal:
- The floor is out of level
- Cracks in the Gyprock or bowed Gyprock due the pressure
- Cornice is separated at the joints
- Doors and windows jamming and lock not working
- Cracked slab, cracked floor and wall tiles

We can then arrange a site inspection and visit. We are then able give a you free, a written quote for the carrying out of the necessary underpinning work. This quote is subject to an Engineers Report and recommendations.
If the quote is acceptable an Engineer is engaged for a full report. This report will include but not limited to:
- Underpin design showing the depth and position
- Soil test
- A set of levels
- Full set of recommendations for existing footing and foundations.

What is Underpinning?
Underpinning is the method used to restore the footing of a building that has cracked brickwork due to foundation failure. The footing is then strengthened, stabilised and brought to an agreeable level to close the cracked brickwork.
Causes of house settlement can be due to the following, but not limited to:
- Foundation/footings not designed for the soil in your area
- The house is on a cut and fill site with no piers into the natural ground
- Trees close to the house soaking up the moisture in the soil causing the footing to settle
- A period of dry weather
- Broken pipes storm water or sewer line.
